The median U.S. home value is $196,500.</p> <p>Rent is more expensive than ever before. Affordability is a growing concern across the country, and rent requires almost half of the median income in some of the nation’s most expensive markets. A mortgage payment is cheaper than a rental payment on a monthly basis, but saving enough money for the downpayment is holding back many renters from crossing over into homeownership.</p> <p>Zillow analyzed the median rent payment in cities across the country to determine how much home a prospective buyer could afford without spending more on a mortgage than they were currently spending on rent. Zillow factored in all monthly homeownership costs, such as property taxes, maintenance and insurance. In 37 of the 50 cities Zillow analyzed, renters could buy a home worth more than the median valued home in their city without spending more on monthly housing costs.</p> <p>Renters paying the median rent in Cleveland and Milwaukee can afford to buy a home more than twice as expensive as the local median home value. In Cleveland, prospective buyers can buy a home valued at $174,194 while keeping all monthly housing costs the same – this represents more than 80 percent of homes currently on the market.</p> <p>San Francisco is one of the only cities in the country where a monthly rental payment would not cover the costs of owning the median valued home. Renters in San Francisco who want to keep monthly expenses the same would have to buy a home valued at $865,857, representing just 23 percent of homes currently on the market. The median home value in the city of San Francisco is over $1 million.</p> <p>“Renters hesitant to enter the home buying market for fear of not being able to find an affordable home should be encouraged to discover they may have more options than they thought,” said Zillow Chief Economist Dr. Svenja Gudell. “However, it’s worth noting that many of the more affordable homes for sale may be older, smaller and/or located in less-desirable neighborhoods than they might like. The decision between buying and renting is a financial trade-off between saving more each month on a mortgage payment versus spending more on rent but taking advantage of the location and lifestyle amenities urban renting often offers. Recent slowdowns in rent growth may take some of the edge off for renters saving to become homeowners. This is good news, since saving a downpayment, qualifying for a loan and finding a home available at a manageable price remain hurdles for millions of aspiring buyers.”</p> <p>Nearly half of all buyers are entering the market for the first-time, according to the 2016 Zillow Group Report on Consumer Housing Trends. Ensure your client doesn’t make the process even tougher by succumbing to one of these common mistakes.</p> <p><strong>Delaying</strong></p> <p>“Time kills deals,” says Andrew Sandholm of BOND New York Properties in New York. “Dragging your feet means you could wind up paying more in a bidding war situation or missing out on the property altogether.” Buyers need to be ready with their paperwork, such as bank statements, a preapproval letter, and documents supporting proof of funds, from the day they begin house-hunting mode. That way they can pounce quickly with an offer when they do find a home they like.</p> <p><strong>Making an offer for their preapproved amount</strong></p> <p>Smart buyers are getting preapproved to show a seller they’re financially able to purchase a home. However, Chuck Silverston, principal at Unlimited Sotheby’s International Realty in Brookline, Mass., warns buyers against using that document to come up with an offer amount.</p> <p>“Many buyers come in with a preapproval for the exact offer price, but when you’re competing against other offers, including cash offers, you want to show financial strength,” Silverston says. “An exact preapproval could make a listing agent nervous because not only does the buyer not have any wiggle room to negotiate, but they might no longer qualify if interest rates rise.”</p> <p><strong>Submitting a lowball offer</strong></p> <p>Lowballing a seller often backfires, particularly in a seller’s market. “A lowball offer that isn’t backed up with math or comparable sales data is disrespectful and could turn off the seller and possibly mean you will miss out on the property completely,” Sandholm says.</p> <p><strong>Waiving inspection contingencies</strong></p> <p>“I don’t care whether it’s new construction or even your mom’s house you’re buying from her – get it inspected,” urges Joshua Jarvis of Jarvis Team Realty in Duluth, Ga. Further, if you waive the inspection contingency in your offer, you may lose the earnest money if you later back out of the deal.</p> <p><strong>Not presenting yourself well enough</strong></p> <p>In a seller’s market, buyers need to take steps to make sure they look good in the eyes of the seller. “In today’s highly competitive environment, the listing agent is trying to determine which buyer will be the easiest to deal with,” Silverston says. Others try the FSBO route because they want to maximize their profits and avoid paying a commission to a Realtor.</p> <p>However, statistics show that selling your home with the assistance of a professional real estate agent will garner you a higher profit, enough to cover the commission as well as put more money in your pocket. According to the National Association of Realtor’s 2013 <a title="Profile of Home Buyers and Sellers" href="http://www.realtor.org/reports/highlights-from-the-2012-profile-of-home-buyers-and-sellers" target="_blank" rel="noopener noreferrer" data-omtag="web:article:content:link">Profile of Home Buyers and Sellers</a>, the average FSBO sales price was $174,900, while the average price for a home represented by an agent was $215,000, a difference of $40,100.</p> <p><b>Why to Sell With a Realtor</b></p> <p>Choosing to sell with a professional rather than on your own makes sense for a variety of reasons:</p> <ul class="article-list"> <li>A Realtor has access to market data about recent sales and other homes on the market that can be used to <a href="http://www.realtor.com/advice/homes-first-price-best-price/" data-omtag="web:article:content:link">price your home </a>appropriately. In addition, a Realtor can make sure your contract is in compliance with all local regulations.</li> </ul> <p><b>FSBO Dangers</b></p> <p>Most buyers today work with a buyers’ agent to represent their interests. If you choose to sell your home on your own, you’ll be negotiating with a professional and relying on your own skill to finalize a contract. Residents can partake in the organizations that interest them.</p> <div> <p>The lodge is a multi-functional building with a large ballroom, library, meeting rooms, full kitchen, and the association’s administrative offices. The building has wifi access and an enclosed porch. The large ballroom hosts dances, shows, dinners, and classes. The library a copy machine and computers for resident use.<br /> The Resident Activities Center has the fitness center, billiards room, woodworking shop, craft room, and a meeting room. The fitness center is a fully equipped exercise facility with a YMCA instructor on site. The billiards room has 8 full-size professional pool tables. Maintenance includes both community pools, the Lodge and fitness center, card rooms, billiard rooms, craft center, tennis, shuffleboard maintenance, library with computers, and public landscaping.</p> <p>Residents also have the use of the two community pools, the spacious recreation and activity center (The Lodge) with fitness center, card and playrooms, craft center, billiard room, library and computer room and more. Tennis courts and shuffleboard courts are on site as well. The clubhouse includes a delicious restaurant.</p> <p>Let’s not forget what makes Timber Pines so popular, it’s four private golf courses! The monthly HOA fee covers free golfing for all residents in all but the Championship Course. Friends of residents can pay to play provided they are accompanied by a resident. The Championship Course is about $22 per resident to play and $34 per guest. The cost of being a registered golfer is $$135 per year. Residents also enjoy having two pro shops.</p> <p><strong>The maintenance fees</strong></p> <p>There are maintenance free villas in Timber Pines, which includes lawn care and property maintenance on the exterior. That could be the difference between a 3.5 percent versus a 4 percent mortgage rate, according to a recent study by two economists at the Consumer Financial Protection Bureau, who culled mortgage data from 2014.</p> <p>The authors offer up a scenario of what would happen if consumers had done an additional search for rate offers. Just one extra search could potentially reduce a borrower’s monthly payment by $8.63, on average. Adding five more searches could help them reduce their payments by $17.03 per month (that’s about $204 over just one year in savings). That said, the borrower’s initial offer may end up being the strongest in some cases, despite additional searches, the authors also note.</p> <p>But in general, the researchers say that borrowers’ shopping around forces lenders to compete and likely will reduce the costs the borrower will end up paying.</p> <p>“Tell your clients, especially first-time buyers, to shop more,” notes the National Association of REALTORS® Economists’ Outlook blog, interpreting the study’s results. “It may save them money. They should use websites that quote multiple lenders and get multiple offers on their own from large retail lenders, smaller banks or credit unions, and mortgage banks. And when the Federal Reserve raised the short-term interest rate in March, the conventional wisdom was that mortgage rates would follow suit—as they typically do.</p> <p>But that’s not happening this time around. Despite a Fed hike just last month and two more looming on the horizon, the average interest rate for a 30-year fixed-rate mortgage fell back below 4% for the first time since November, according to <a href="http://www.freddiemac.com/pmms/" target="_blank" rel="noopener noreferrer" data-omtag="web:article:content:link">Freddie Mac</a>.</p> <div class="unruly_in_article_placement" data-unruly-ad-type="horizontal"></div> <p>They were at just 3.97% as of Thursday, down from 4.08% the previous week and a high of 4.3% for the year, on March 16.</p> <div class="inline-related-articles"> <h2 class="margin-bottom">So what’s going on?</h2> </div> <p>“If you had an answer to that question, you’d probably make millions trading on Wall Street,” says <strong>Danielle Hale</strong>, managing director of housing research at the National Association of Realtors®. “Interest rates are really tricky to predict.”</p> <div class="conversion-to-core"></div> <p>Yet even a small change in the interest rate can be a game changer for buyers. A fraction of a percentage point can add up to hundreds of extra dollars a year in mortgage payments. And that extra money can make a real difference in the kinds, sizes, and locations of homes that buyers can afford.</p> <h2>What’s really driving down mortgage interest rates</h2> <p>Mortgage interest rates are <em>influenced</em> by the Federal Reserve’s short-term interest rates, but in fact they’re more closely tied to the 10-year U.S. Treasury bond market. That’s because as investments, bonds and mortgages are similar: Investors consider them significantly safer bets than the more volatile stock market.</p> <p>So when investors got spooked by the rising stock market (fearing a downturn) and the unpredictability of the current U.S. administration, they put their money into bonds. And since mortgage rates are generally an inverse reflection of the strength of the bond market, when bonds are up, mortgage interest rates drop.</p> <p>“Investors are a little skeptical because the stock market keeps climbing,” says <strong>Don Frommeyer</strong>, a mortgage officer at Marine Bank in Indianapolis. “They’re looking for safe ways to invest their money, and they’re going back to the bond market.”</p> <p>They’re also not quite as optimistic about how quickly <strong>President</strong><strong>Donald Trump</strong>‘s infrastructure plans will come to fruition, after having invested in sectors expected to profit from those plans. So they’re turning back to bonds.</p> <p>“Now people are re-evaluating and coming to the conclusion that [these promises] are going to take a lot longer than they expected,” says Freddie Mac’s chief economist, <strong>Sean Becketti</strong>.</p> <h2>How long the downward trend might last</h2> <p>The lower rates aren’t just confined to conservative 30-year fixed-rate loans. Rates averaged 3.23% on 15-year fixed-rate loans and 3.1% on five-year adjustable-rate mortgages as of Thursday, according to Freddie Mac.</p> <p>“It’s good news for people who are already in the market,” says Hale. “Lower mortgage rates translate into a lower monthly payment.”</p> <p>But this situation might not last. With two more Fed hikes expected this year, mortgage rates are likely to fall back in line with their usual pattern.
